I have never tried to find a home to rent before now as we have owned our homes.  Wow!  What a difficult task this has been.  I'm finding that property managers and rental agents are as a group some of the most unprofessional people I have ever encountered.  The ones I have dealt with have either stood me up, not returned calls, or have been completely inflexible.  If its this bad now, I can't imagine what it would be like as a tenant.  I guess I must not be looking in the right places.  I am trying to rent a house and not an apartment.  I'm fearful to deal with individuals due to the risk of foreclosure and scams but with what I'm finding in the property manager side I may have to reconsider.  If any of you have any recommendations, I would be most grateful.

Try www.ihrent.com.  I've never rented from them directly but did look at a house they had and the realtor was super nice.  They are professionally managed they outright own the homes, no foreclosures.  They are huge, they own thousands of property throughout the U.S.  They have been buying like crazy in Polk County recently and have really nice properties, that they have gone is and repaired, painted, re-carpeted and such.  As a current renter, Good Luck, it was hard for us and even harder when renewal came up and they jumped the rent from 750 to 850 with only a week's notice.  We're still looking also if I run across any other good options, I'll let you know. 

What size house are you looking for?  We own a second home in S. Lakeland and we have it listed for rent with MidFlorida Real Estate (Elliot and Eijo team). 

We are finding that our initial budget probably isn't going to work with what we'd like to get.  Isn't that always the story.  I wasn't prepared for how much rental prices had gone up.  But ideally we are looking for 1400 to 1700 sq ft in a 3/2.  Budget wise we need to stay under $1100.  From what I'm seeing there isn't a whole lot in that size in the price range we need so I guess we're going to need to compromise a bit on size.  We would primarily like to stay in the WH, Lake Alfred, Auburndale area but are certainly open to Lakeland and Bartow. 


Thanks for the ihrent.com tip.  I did check out their website but everything I saw was over our budget but I will keep looking with them.  Some of the property managers I've had a good experience with has been Century 21 and All County.  I'm in the process of talking to a few others that look promising.

I've found a couple of interesting options but wasn't sure about the areas.  They look nice but I know that doesn't always tell the whole story.  Does anybody know anything about the Sherwood Forest area in North Lakeland or Terranova in South Winter Haven?

You should try RentLakeland. The gentleman that owns the company, John Shelburn, is a wonderful gentleman. Very professional, always on top of things. He owns a lot of properties around the Lakeland area and Dixieland. I rented from him, for a period of 6 years and have no regrets. When I return to Lakeland, he will be my realtor of choice.

Terranova is a pretty nice community.  It's fairly newer so the house are in good condition.  Overall I would rent in Terranova if I could afford it.  Most of the houses in that area start at 1200 and go up from there.  Be careful of foreclosure scams because alot of those house were bought during the boom so I've heard of a couple of instances where the owner rented the house knowing they were in foreclosure, walked away from the house, pocketed the payments and left the tenants dealing with bank wanting them to move.  The elementary school is Chain of Lakes which is excellent.

From what I've seen on-line rental prices are going to steadily increase.  I've notice that some apartments which used to be an affordable option for alot are not even affordalbe anymore.  My gosh a 3/2 in Carlton Arms goes for over a $1000.  OMG, wow.  I know I checked into apartments also, even though I wanted a house but finding one in my price range - under $900 was very difficult and if found, not in an area, I would put my family or so neglected, roach infested it was ridiculous.  Most 3 bedrooms were over 700-850 for an apartment.
